
A master planned Elliott Heads community has adjusted its proposed 2600 home development, which would cater to an additional 6000 residents, to align with planning scheme changes.
The updated South Beach Estate development proposal was approved by Bundaberg Regional Council at its Ordinary Meeting on 25 November.
The original master plan for the new estate was created more than 15 years ago and, as such, no longer reflected the current planning principles developed as part of the Elliott Heads Local Area Plan which has now been adopted as a planning scheme policy within the Bundaberg Region Planning Scheme.
As a result the applicant has updated its master plan for the estate and its associated servicing plans to reflect these contemporary planning provisions.
Across the estate’s total 238 hectare area, the master planned community includes a mix of low and medium density residential development and local shopping facilities and other amenities.
The plan also commits about 30 hectares for the purposes of environmental management and conservation and open space.
Based on the land area dedications it is projected that the development would cater to about 2600 homes.
About 1600 of those dwellings would be withing the low density residential zone and approximately 1000 within the medium density zone.
The development is expected to cater for around 6000 additional residents within the Elliott Heads locality.
The development includes a road and pathway hierarchy master plan to ensure relevant roads are developed and upgraded appropriately for the development.
The proposal includes open spaces and plans for pedestrian pathways and a bus route.
Council determined that the updated proposal complied with the current provisions for relevant urban infrastructure.
